Bay Area home sellers abandon US dollar for stability of unvested OpenAI equity

Citing the rapid depreciation of traditional fiat currency compared to artificial intelligence hype, Bay Area sellers are now broadly refusing cash offers. Closing a home purchase in the region increasingly requires transferring pre-IPO shares in OpenAI or Anthropic.

The San Francisco real estate sector has functionally decoupled from the federal banking system, with sellers across the Bay Area now requiring buyers to finance home purchases entirely through secondary-market startup equity. Title companies reported a sharp decline in traditional wire transfers this week, as standard escrow documents are increasingly replaced by complex stock transfer agreements for properties ranging from Pacific Heights estates to fire-damaged duplexes in the Outer Sunset.

We are advising our clients that accepting fiat currency for a Bay Area property is a breach of fiduciary duty.

The transition has created immediate headwinds for traditional all-cash buyers, who suddenly find themselves lacking the necessary capital to compete in the housing market. During an open house in Noe Valley on Sunday, a prospective buyer who offered $3.5 million in conventional financing was reportedly asked to leave the premises by the listing agent. Federal Reserve Chair Jerome Powell briefly addressed the localized currency collapse on Tuesday, noting that the central bank's monetary policy has limited tools to stabilize a housing market priced entirely in generative-text hype.

To accommodate the new standard, regional escrow officers have completely overhauled the closing process. Mortgage brokers are now requiring prospective buyers to provide an offer letter from Anthropic, a four-year vesting schedule, and a signed waiver acknowledging that the home's final sale price will fluctuate based on whether the artificial intelligence successfully achieves sentience before the final walkthrough.
